SIGNS ITS TIME TO REFINISH YOUR HOME'S HARDWOOD FLOORS
Hardwood floors are at the top of the list for home buyers and often part of most remodeling projects. The look of hardwood flooring is notoriously timeless, beautiful, durable, and can last for centuries. However, over time they do require care and maintenance. If you have begun to notice signs of wear and tear on your hardwood flooring it may be time to sand and refinish. How do you know when it’s time to sand and refinish them? Here are some tell-tale signs it is time to restore and refurbish your hardwood.
SCRATCHES IN HARDWOOD FLOORING
Scratches in hardwood flooring are a normal sign of age, wear, and tear. Light color stained hardwood floors tend to last longer, while darker stained wood flooring tends to show more scratches and signs of wear. A few minor scratches are normal, but if you have begun to notice a large number of scratches have worn through the stain, large gouges, or places where the wood has split it is time to refinish your floors. Frequent moving of furniture, traction of shoes, and pets can increase the wear on your floors. Most scratches are only on the surface of the wood and can be buffed out with quick a sand and refinishing.
FLOORBOARDS ARE TURNING GRAY OR BLACK
If your hardwood floors have begun to turn gray or black this is usually a sign that the polyurethane has worn off and the wood has begun to absorb water. The protective polyurethane coat on your floor is preventing the absorption of moisture being tracked in from rain, snow, pet’s paws, spilled drinks, or even routine cleaning. When this water is absorbed into your hardwood flooring it oxidizes and turns the wood gray, and eventually black. This type of wear is a sure fire sign it is time to refinish your flooring before more damage can occur.
WATER DAMAGE OR MOISTURE
When hardwood floors are subject to water or moisture damage you will start to see separation and/or cupping of the floorboards as well as some dark discoloration. Water damage often occurs as a result of flooding, pet urine, ice damming, leaking AC, overflowing toilets or other sources of moisture or flooding in the home. If your floors are showing minor signs of cupping, this can usually be addressed by sanding the floors. However, more extensive water damage such as gray or black floorboards, major separation, or boards popping up will need to be replaced. This type of damage is often covered by your homeowner’s insurance.
FADING, DISCOLORATION & DULLNESS
If your once beautiful hardwood floors have begun to look dull, faded or discolored this could be a result of sun exposure. If you have begun to see a difference in coloring in areas of your flooring near windows or other sunny areas it may be time to sand and restain your floors to bring back the luster and shine.
THE HARDWOOD FLOOR REFINISHING PROCESS
HARDWOOD FLOOR SANDING
At Spaces, we use a three-step hardwood floor sanding and refinishing process to ensure the best protection and beauty for your hardwood floors. This extra care will provide you with beautiful floors for years to come.
In addition to tradition floor refinishing, we offer the option for dustless hardwood floor refinishing. Although not completely dustfree, this newer technology enables our team of contractors to revitalize your hardwood floors with less dust and disruption to your home.
CAN YOU DO A LIGHT SANDING ON HARDWOOD FLOORS?
Occasionally when a homeowner is only experiencing dullness on their hardwood floors we are able to perform a screen and recoat of the floors. This technique is much less invasive, messy and shorter processes. A screen and recoat can often be done in 1 day and it needs to dry for 24 hours. Our hardwood flooring contractors can assess your floors to determine if this method of refinishing is right for your floors.
